Finding and purchasing a home includes the following steps, which we’ll examine in more detail throughout this booklet:

The typical buyer searches for 12 weeks and views 12 homes, 97% of buyers view real estate agents as important in the home search process. However, it’s also important to view homes in person. While the property details may seem similar online, homes can be very different in terms of layout, design, workmanship and other aspects. Ideally, you should view homes with the help of an experienced real estate professional who’ll notice things you might miss, provide expert analysis, and act as an impartial sounding board.

5.) Make an offer and negotiate with the seller

Once you’ve found the home you’d like to buy, it’s time to make an offer. Your state or local real estate association likely has contracts that are generally used for transactions in your area. These contracts enable you to specify a sale price and also allow the inclusion of clauses specifying various terms of purchase, such as the closing and possession dates, your deposit amount, and other conditions. You should carefully review these clauses with your real estate professional to be sure that they accurately express your intended offer. 6.)Inspections, Inspections, Inspections!

Inspections are done when you have a property under contract and you are looking in to your loan payments and all other cost of your purchase before the inspection time is up.

You have a wide range of inspections you could order, note that inspections are paid for by buyer. You could have a seller paid closing amount you will be credited at closing but most inspectors are expecting to be paid at the time of service. Examples are : Home Inspection, Termite Inspection, Radon Inspection, water test, septic Inspection, and you can also get a survey or elevation survey (flood zone check). Remember the lender most of the time does not require a home inspection, but may require a termite or septic Inspection if the home is vacant.

 The Inspection Time period is now called due diligence time, This is wrote from the buyers agent in the contract, as of 2018 it is on page 2 of the offer to purchase. You will also see on page 1 of your contract due diligence money, this is money that is wrote to your seller, they receive this money along with earnest money. The difference between earnest and due diligence money is this: Earnest- a buyer will get back if they terminate contract before the due diligence time is up.
 Due diligence money will not be refunded to buyer if they terminate, however both earnest and due diligence are both a credit toward the purchase price. Due diligence money will be not only held by seller but will be cashed by seller as soon as they receive.
 Earnest on the other hand will be held either by the listing Firm or the closing attorney.

7.) Secure your financing

Once you have a pending agreement, it’s time to return to your chosen lender to finalize mortgage details in order to close the deal. This means finalizing your down payment, interest rate, regular payment schedule and all other financial conditions associated with the closing. As the saying goes, ‘let the buyer beware’. Unfortunately, too many buyers suffer negative consequences from not fully understanding their financing decisions. Thus, it’s crucial for you to work with people you trust. 8.)Closing
